• RESERVATION/CANCELLATION AGREEMENT

When you reserve a special room at the Carlisle House Bed and Breakfast, we agree to turn away all other requests for the specific room you select, and you agree to pay the rate quoted for the number of days you reserve.

Pur Room Rates are based on Double Occupancy and additional guests are charged at $25 per person per night.

NOTE *** We strongly recommend Travel Insurance sufficient to cover cancellation costs.

If you find the need to cancel your reservation, please note the following cancellation period limitations:

• Special Event Dates and Holidays (See list *) – 60 days prior to check-in date
• Group Reservations of five or more rooms – 60 days prior to check-in date
• Reservations Made Through An Online Travel Agent such as Expedia, Hotels, Booking, or Travelocity – 31 days prior to check-in date
• All other reservations – 14 days prior to check-in date

Holidays Include: New Year’s Eve and Day, Valentine’s Day, President’s Day, Easter Weekend, Memorial Day, Independence Day, Labor Day, Veterans Day, Columbus Day, Thanksgiving Week and Weekend, Christmas Eve and Day.

Room costs may be charged at the start of the cancellation period appropriate to the check-in date of your reservation. FROM THAT TIME, your payment is non-refundable UNLESS we are able to rebook your room; if we succeed, then the charged amount less a $30 cancellation fee per night will be refunded to your card.

No-shows will be charged the full reservation amount, and there are no refunds for early departures.

There are no refunds for delayed flights or last-minute changes in your travel plans. Travel insurance is available through a third party on websites such as www.insuremytrip.com, or www.travelinsurance.com to cover you for unexpected events.

However, we respect travel advisories from the State Police and agree… don’t drive through a major storm. In that case, we are happy to reschedule your visit.

Minimums – A 2 or 3-night minimum is required on Special Event Dates and some Prime Season weekends.

Check-in time & Late Arrivals – 4pm – 7pm; PLEASE NOTE: We ask for your check-in time so that we can offer you the best personal service on your arrival. If you will be later than your requested time, please call 717-249-0350 and let us know. If you find yourself in town earlier than the 4pm check in time and have not paid for an early check in, please feel free to park your car in one of the specially marked Carlisle House Guest Parking spots in our lot and roam around our wonderful town, enjoy the unique shops and maybe grab a snack at one of the many eateries.

Check-out time – 11am

Deposits – We reserve the right to take a deposit on your credit card equal to the first night of your stay. There is a non-refundable 25% deposit for any reservation of 5 or more rooms.

Taxes and Fees – All accommodations are subject to 6% PA State Tax and 3% Local Occupancy Tax, as well as a 6% PA Tourism Fee.

Smoking – For the health of our guests, smoking is limited to outside areas.

Young Adults – We welcome young adults ages 11 and over in our main house, and in our family suites, kids of all ages are welcome. The family suites are Hayes, Bailey and Penn suites. 

Pets – For the safety and comfort of our guests who suffer allergies, the Carlisle House Bed and Breakfast is pet-free.
